What's included in a AC Maintenance

A real maintenance visit takes 60-90 minutes. Anyone in and out in 20 didn't actually do anything. Here's what we cover.

Full system inspection

Refrigerant pressures, electrical connections, capacitor and contactor health, blower amp draw, thermostat calibration. Everything tested under load, not just visually.

Coil clean & drain flush

Indoor coil washed if dirty, outdoor coil rinsed clean, condensate drain flushed and treated. Clogged drains are the #1 cause of mid-summer water damage calls.

Refrigerant verification

We measure superheat and subcooling and compare to the manufacturer's spec. Low charge gets caught here, not after the compressor fails.

Written report with photos

You get a written health report on every visit, what we checked, what's good, what's borderline, and what we'd watch. No pressure to repair anything.

  4. Walk-through and report

    We show you what we found, give you a written report, and explain anything that needs attention. No pressure, no hard sell.

  5. Optional: Comfort Club

How often should I have my AC tuned up?

Once a year, every spring before the heat hits. In Pearland, your AC runs roughly 7-8 months a year, much harder than systems in cooler climates. An annual tune-up catches small problems before they become $2,000 emergency calls in August.

What's included in your tune-up?

A real 60-90 minute inspection: refrigerant pressures and charge verification, electrical connections, capacitor and contactor testing, blower amp draw, evaporator and condenser coil cleaning, condensate drain flush, thermostat calibration, and a written report with photos. No 15-minute drive-bys, no upsell theater.

Does maintenance really matter, or is it a sales pitch?

It matters. Manufacturer warranties on most AC systems require documented annual maintenance, skip it and your warranty can be voided when you need it most. Beyond that, a clean coil and correct refrigerant charge can swing efficiency 15-20%, which shows up directly on your summer bill.

What is the Comfort Club membership?

A flat monthly or annual membership that includes 2 maintenance visits per year (one AC, one heat), priority scheduling, a discount on any repairs, no overtime fees on after-hours calls, and a multi-year price lock. For most Pearland homes it pays for itself within the first year on bill savings alone.

Can you tune up my system if I bought it from someone else?

Yes. Most of our maintenance customers had their original install done somewhere else. We treat the system you have, not the system we wish you had. If we find issues, we tell you straight and let you decide.

When is the best time to book a tune-up?

February through April for AC, October through November for heat. Off-peak windows have shorter waits and the techs aren't exhausted from emergency calls. We hold maintenance slots open year-round so you're not booking 6 weeks out in July.

What if you find something during the tune-up?

We tell you straight: what we found, why it matters, and what it costs to fix. You decide. There's no pressure to repair anything on the spot, and we never invent problems to upsell. If it can wait, we say so.

Do you offer maintenance for commercial systems too?

Yes. Light commercial rooftops, package units, and split systems for offices and small retail. Service contracts available with priority response and quarterly visits.
