What's included in a Furnace Repair

Here is what an honest furnace repair visit actually looks like. No vague "tune-up" upsells, no scare tactics about your heat exchanger, no surprise add-ons after we get there.

Full diagnostic on the actual problem

We pull the panels, test the inducer motor, hot surface igniter, flame sensor, gas valve, pressure switches, and limit switches. We measure manifold gas pressure with a manometer, not a guess.

Combustion safety testing, every visit

A gas furnace that runs hot, runs rich, or has a cracked heat exchanger can push carbon monoxide into your home. We test CO at the registers and at the flue with a calibrated analyzer before we leave. This is not optional and it is not extra.

Flat-rate written quote before any work

You see the repair price in writing before we touch a screwdriver. Approve it or send us home with just the diagnostic fee. If we do the repair, the diagnostic is waived.

Repair completed the same day, in most cases

Our trucks carry hot surface igniters, flame sensors, capacitors, blower motors, gas valves, and the most common pressure switches. Around 90 percent of Pearland furnace repairs are wrapped up on the first visit.

Furnace problems we fix every winter

These are the calls we run all season long in Pearland and South Houston. If you are seeing one of these, book a diagnostic and we will tell you exactly what is wrong and what it costs to fix.

  • Furnace blowing cold air through the vents
  • Heat will not turn on at all
  • Short cycling, where the furnace runs for 30 to 90 seconds then shuts off
  • Loud bang or rumble when the furnace lights
  • Burning, sulfur, or musty smell from the vents
  • Yellow or orange flame instead of blue
  • CO detector going off near the furnace closet
  • Pilot light or hot surface igniter not working
  • Thermostat is calling for heat but nothing happens
  • Furnace runs constantly and never reaches the set temperature
  • Strange clicking from the gas valve before it lights
  • Visible soot around the furnace cabinet or flue pipe

How a visit works

Five steps. No surprises. Same on your first call as your fiftieth.

  1. Book in 60 seconds

Online or by phone at 281-992-7866. We text you a photo of your tech and a real arrival window before they head out.

  2. On-time arrival

You get a 2-hour window. We text when the truck is rolling, and we hold the schedule even during cold snap weeks when everyone is calling.

  3. Diagnose before we quote

Real testing, not guesswork. The tech walks you through the readings before writing the quote, and you decide whether to repair.

  4. Repair and retest

New part installed, system run through a full heat cycle, combustion analyzer back on the flue. We do not pack up until the numbers are right and the home is warming up.

  5. 30-day repair guarantee

If the same issue comes back within 30 days, we come back free. Comfort Club members get a longer guarantee window and priority scheduling.

What Pearland neighbors are saying

★★★★★

"Furnace died at 11pm on a Sunday during the January cold snap. Tech was at our door by 7am Monday. Replaced the hot surface igniter, ran the combustion analyzer, showed me the numbers, and was gone before 8. House warm by 8:30. Did not try to sell me a new system."

"Three companies told me my heat exchanger was cracked and I needed a new furnace. Clear the Air put a borescope camera up there, showed me on the screen that it was fine, ran the CO test to prove it, and charged me for a flame sensor cleaning. Saved me $9,000."

"Saturday morning no-heat call, 32 degrees outside. Tech showed up in 90 minutes, diagnosed a bad pressure switch, had the part on the truck, fixed it for the flat-rate quote he wrote up before starting. No drama, no upsell, no nonsense."

Frequently asked

How much does a furnace repair cost in Pearland?

Most common repairs land between $180 and $650 with parts and labor. A flame sensor cleaning or replacement is on the low end. A hot surface igniter, capacitor, or pressure switch is in the middle. A gas valve, blower motor, or control board is on the high end. You always see the flat-rate price in writing before approving any work.

Can you come out today for a no-heat call?

Yes. We hold same-day slots open every day from October through March, including weekends and holidays. After-hours dispatch is a real tech, not an answering service. If your home is below 55 degrees and the heat is out, we treat it as urgent.

My furnace is blowing cold air. What is wrong?

Three common causes. One, the thermostat is set to ON instead of AUTO, so the blower runs even when there is no flame. Two, the flame sensor is dirty and the burner is shutting off after a few seconds, leaving the blower running. Three, the hot surface igniter has failed and the gas is never lighting. All three are same-day repairs.

My furnace smells like something is burning. Is that dangerous?

A burning smell the first time you turn the heat on for the season is usually dust burning off the heat exchanger. It clears in 15 to 30 minutes. A persistent burning smell, especially with smoke, a hot plastic odor, or a sulfur smell, is not normal. Turn the system off at the thermostat and call us. A sulfur smell can be a gas leak.

Should I repair or replace a 15-year-old furnace?

Run the math. If the repair is more than half the cost of a new system and the unit is over 12 years old, replacement is usually the smarter call. We will give you the numbers both ways and let you decide. We do not push replacements when a repair will get you another five years.

Why do you test for carbon monoxide on every gas repair?

Because cracked heat exchangers, blocked flues, and improperly tuned gas valves can push CO into the living space and you will not smell it. A calibrated combustion analyzer takes about 4 minutes and tells us exactly what the unit is doing. Most companies skip this step. We do not.

Do you work on heat pumps and electric furnaces too?

Yes. Pearland has a lot of heat pump systems with electric resistance backup, and we service all of them. The diagnostic process is different than gas, but the same-day commitment is the same.

What brands do you service?

Trane, Lennox, Carrier, Bryant, Goodman, Amana, Rheem, Ruud, York, American Standard, Heil, Day and Night, Tempstar, Comfortmaker, and a few others. If your furnace was installed in a Pearland home in the last 25 years, we have worked on it.
