Heat That's Ready When You Need It.
Houston furnaces sit unused 8 months a year. Dust collects on the heat exchanger, flame sensors get dirty, mice move into the cabinet. A 60-minute pre-season tune-up in October catches the problems that turn into 11 PM emergency calls in January.
- Pre-season inspection
- Combustion safety test
- Comfort Club available
- CO testing included
What's included in a Heating Maintenance
A real heating tune-up isn't a filter swap. It's combustion testing, CO measurement, and a written safety report. Here's what we do.
Heat exchanger inspection
Visual and borescope camera inspection for cracks. A cracked heat exchanger leaks CO into your home, we never let that go undetected.
Combustion analysis
Gas pressure measured, draft verified, CO output tested at the registers. Every measurement documented in your written report.
Component testing
Flame sensor cleaned, igniter tested, blower amp draw measured, gas valve inspection, thermostat calibration. Everything verified under load.
Written safety report
Photos and measurements documented. You'll know exactly what we found, what's borderline, and what's perfect, with no pressure to repair anything.
When to book a heating tune-up
Don't wait for the first cold night. Some warning signs are easy to miss until it's too late.
- It's been more than 12 months since your last tune-up
- Furnace is 10+ years old
- Heating bills creeping up year over year
- Heat takes longer than it used to
- New noises (clicks, hums, rumbles) at startup
- Yellow flame instead of blue
- CO detector has gone off, even briefly
- Manufacturer warranty requires annual service
- You just moved into the home
- You want priority service before the first cold snap
How a visit works
Five steps. No surprises. Same on your first call as your fiftieth.
-
Book in October-November
Pre-season is the smart window. Comfort Club members get priority scheduling, no waiting 6 weeks during the first cold snap.
-
On-time arrival
Two-hour window. Tech texts on the way.
-
60-minute inspection
Real time on the system. Every measurement documented.
-
Walk-through and written report
We show you what we found, give you the report, and explain anything borderline. No pressure to repair.
-
Optional: Comfort Club
If maintenance is part of your routine, the Comfort Club membership pays for itself. 2 visits a year (AC + heat), priority service, repair discount.
What Pearland neighbors are saying
"Started doing fall tune-ups three years ago. Caught a borderline igniter the first year, replaced it before it failed. The peace of mind alone is worth it. Real pros."
"Joined Comfort Club after my second tune-up. The discount on a flame sensor repair paid for the membership in one visit. Priority scheduling means I don't compete with emergency calls in January."
"First tune-up after we moved in. Tech showed me CO readings at every register, walked me through the heat exchanger photos, and explained what to watch for. Zero upsell. I learned more in 60 minutes than the previous owners knew in 10 years."
Frequently asked
How often should I have my furnace tuned up?
Once a year, in fall before the first cold snap. Pearland furnaces sit idle 8 months at a time and gather dust, debris, and occasionally rodents. A 60-minute tune-up in October catches the problems that turn into emergency calls in January.
What's included in a heating tune-up?
Heat exchanger inspection (visual and borescope), combustion analysis (gas pressure, draft, CO at registers), flame sensor clean, igniter test, blower amp draw, thermostat calibration, and a written report with photos. Real testing, real documentation.
Do you check for cracked heat exchangers?
Yes, on every tune-up. Visual inspection plus borescope camera when accessible. A cracked heat exchanger can leak carbon monoxide into your home's air supply, which is colorless, odorless, and deadly. If we find one, we show you the evidence and shut the system down for safety.
When's the best time to schedule?
October through mid-November for heating, before the first cold snap brings emergency calls. We hold maintenance slots open all season so you're not booking 4 weeks out when temperatures drop.
Does maintenance really matter?
It matters. Most manufacturer warranties require documented annual maintenance, skip it and your warranty may be voided when you need it most. Beyond that, combustion safety is not optional. A 60-minute inspection is cheap insurance against a CO incident.
What if you find something during the tune-up?
We tell you: what we found, why it matters, what it costs to fix. Written quote, photos, no pressure. You decide. If it can wait until next visit, we say so.
What is the Comfort Club membership?
A flat membership that includes 2 maintenance visits per year (AC + heat), priority scheduling, a discount on repairs, no overtime fees on after-hours calls, and multi-year price lock. For most Pearland homes it pays for itself within the first year.
Can you tune up a heat pump?
Yes. Heat pump maintenance is essentially the same as AC maintenance because it's the same equipment. We just verify both the cooling and heating modes, plus the reversing valve and defrost cycle.
